Eden Farm has snapped up a 73,000 sq. ft. pre-let at Butterfield Business Park in Luton, an expansive 83-acre scheme being developed by HBD.
Construction on the design and build project will start on site in February 2020, with Eden Farm expected to move into its new purpose-built base towards the end of the year.
Marbank has been appointed to deliver the works, which will include the extension of the business park’s arterial road to unlock further plots.
The news follows the recent completion of an additional 10 units at Butterfield, known as The Quad, all of which are either sold, let or under offer. The units provided an additional 83,000 sq. ft. of light industrial, storage and distribution space.
Adrian Schofield, Senior Director at HBD, said: “We’re very pleased to be able to announce this latest deal at Butterfield, and look forward to welcoming Eden Farm later this year. The scheme is injecting much-needed new stock into the market, and is proving a real draw for businesses who rely on fast access to the transport network.
“Beyond the space and location, the amenities we have at Butterfield are also ticking a lot of boxes, with an Innovation Centre, Business Village and 157-bedroom hotel all here on site.”
HBD has offices in Leeds, Sheffield, Manchester, Birmingham, London, Bristol and Glasgow and is working with a development pipeline of more than £1.6bn. Its diverse, UK-wide portfolio includes big-brand retail, office space and logistics, through to residential innovation and award-winning heritage projects.
