TWO45 is a superb location for occupiers looking to base themselves in a well-established industrial and logistics location just off the M58 in Skelmersdale and close to Junction 26 of the M6
HBD acquired this 10-acre site in 2021, which consisted of an existing building with warehouse and multiple office space
Now, the company is unleashing its vision that will see the site transformed into a new 245,000 sq. ft hub for a single occupier in either the distribution or manufacturing sector. Planning has been submitted for the creation of a sustainable, future-proof building that is targeting net zero in construction.
But just how is that being achieved? The site’s strong ESG credentials will set the benchmark for quality and sustainability with 40 EV charging bays, 10% rooflights, PV solar panels, LED lighting throughout, air source heating and cooling to offices, and a BREEAM Excellent and EPC A rating.
Outside, there will be landscaping features, including a recreational space, pond and benches, and green space that will result in a large biodiversity improvement.
The planned structure will also boast spacious working areas that are 15m in height, and an extensive yard area and car parking. HBD will also ensure there is market ready infrastructure and power provision in place for the future occupier.
TWO45 will also have the potential to create hundreds more jobs for the region, with HBD’s plans doubling the unit size here meaning lots of employment opportunities when the building is projected to complete in 2025.
