Located at Junction 30 of the M62, Wakefield Hub is leading the way for logistics in Yorkshire. The site is being delivered thanks to HBD’s commitment to multi-partner collaborations.  

Located just 1.5 miles from the M1; close to the AI(M), under 10 miles from Leeds, and less than 50 miles from Manchester, Wakefield Hub is an exciting new prospect for this part of the world. 

HBD first took on the site in 2018, entering a joint venture partnership with YorkCourt.  

This disused site was a former colliery, having lain empty since its closure in 1982. Fast forward four decades and YorkCourt had achieved outline planning consent that would revitalise this brownfield site; the organisation delivered a 200,000 sq ft original unit, which was then extended by the incumbent occupiers, doubling its size. 

Those early moves established Wakefield as a viable place for logistics businesses to base themselves and encouraged YorkCourt to establish our JV and unveil a new vision for the evolution of the site.  

A new distribution hub  

Today, we’ve already achieved the first phase of that vision with a 65,000 sq ft bespoke building for retail giant Kitwave delivered. In early 2023 we completed a 263,000 sq ft unit for Phoenix Pharmaceutical – a German Pharmaceutical company. And, further testament to our appetite for collaboration, we partnered with Mountpark on another part of the site – now home to an impressive 2million sq ft, full PV powered unit for Amazon who were pulled to the site thanks to the past success of Wakefield Hub.  

As part of the deal Mountpark also delivered enhanced infrastructure – something which has again added to the appeal of the area.   

A green vision  

HBD and YorkCourt continue to strive to make this former brownfield site as sustainable as possible. The site features lots of standalone green initiatives – notably those PV panels on the Amazon building – as well as ongoing investment in landscaping, extending the adjacent Trans Pennine Trail, Bridleways and walkways. 

And that sustainable commitment remains as HBD and YorkCourt start work on a further 405,000 sq ft of space across two buildings, phases for which planning is already secured.  

The partners have also made improvements to enhancing the area’s biodiversity, meaning this old colliery is now a viable habitat for lots of different species – as well as being a generally pleasant and vibrant place for people to enjoy.
